5 Commercial Exterior Paint Maintenance Tips To Spruce Up Your Building This Spring

Posted on

After a long winter, your building's exterior may be looking a bit worse for wear. Although it may not be time to fully repaint, a few maintenance tasks this spring can both improve how your business looks and help prolong the lifespan of the current paint job.

1. Damage Inspection

An annual damage inspection is a must for exterior paint maintenance. Damage from winter storms and wet weather can cause paint to peel or flake, or there may be gouges in the paint from wind-flung debris. Your painting contractor will explore every inch of the exterior for any signs of paint damage that will require repair.

2. Spring Cleaning

The walls of the building can be quite grimy by the time spring rolls around, especially if dirty snow drifts ended up blown or piled against the building exterior. Many painting services also offer cleaning services, where steam or pressure washing is used to remove the grime without damaging the paint beneath. Cleaning the exterior makes the building look fresh and new while also prolonging the life of the paint job.

3. Prep Repairs

After inspection and cleaning, repairs and prep work must be completed before any paint can be touched up. For example, if there is wooden trim on the building that suffered damage, then the paint may need to be scraped and reapplied before wood rot can set in. Fillers may need to be used for gouges in the paint, or a surface may need to be primed before touch-up paint is applied.

4. Paint Touch-Ups

Your painting contractor will color-match the paint on your building and touch up any small damaged areas. This does make the exterior look better, but more importantly, a quick touch-up application prevents further damage from peeling paint or water incursion underneath the paint. Your contractor may recommend painting an entire wall if there extensive touch-ups are necessary or if the existing paint has become badly faded.

5. Protective Coatings

A good time to apply protective paint coatings is right after spring cleaning and paint repairs. The right coating can help repel dirt or can provide protection against common damage, such as UV light exposure. There are also coatings that prevent graffiti by impeding its ability to adhere to the surface, which can be useful if much of the spring paint care involved graffiti removal.
